A buyer’s agent is a licensed REALTORĀ® who represents your interests throughout the home purchase, from your initial search through to closing and they help you find suitable properties, arrange showings, advise on fair offer prices based on comparable sales, negotiate on your behalf, and guide you through contracts and conditions.
In Ontario, buyers are not legally required to use a buyer’s agent, but working with one costs you nothing directly as the buyer’s agent commission is paid by the seller out of the proceeds of the sale.

As of mid-March, 2026, the average sale price across all residential property types in Durham Region is approximately $854,000, with homes selling at around 99.5% of list price on average.
Prices vary significantly by municipality and property type, as detached homes in higher-demand areas like Ajax and Whitby typically range from $950,000 to $1.1 million, while more affordable areas like Oshawa and rural Clarington offer detached homes in the $800,000 to $900,000 range.
As of December 15, 2024, the minimum down payment in Canada is 5% on the first $500,000 of the purchase price, and 10% on any remaining amount between $500,001 and $1.5 million.
Homes priced at $1.5 million or more require a minimum 20% down payment.Ā
For a typical $850,000 Durham Region home, the minimum down payment works out to $25,000 (5% of the first $500,000) plus $35,000 (10% of the remaining $350,000) for a total of $60,000.
If your down payment is under 20%, your mortgage is considered high-ratio and mortgage default insurance through CMHC or another provider is required, which is added to your mortgage balance.

That being said, once you’ve been pre-approved for a mortgage and begin actively searching, most buyers find a home within 4 to 12 weeks.
The Durham Region market is currently balanced, with well-priced homes selling in roughly 20 to 30 days on market, which means you generally have time to view and consider properties without the extreme urgency of a hot seller’s market.
Once your offer is accepted, the closing period is typically 30 to 90 days depending on what you negotiate, though 60 days is common.

In highly competitive markets, some buyers have waived inspections to make their offers more attractive, but with Durham Region currently in balanced market conditions, there is generally no need to take that risk.
